Boomers Still Coming to Retire in Southwest Florida

Here are some interesting statistics on Boomers:

1946-1964: Boomers were born in this period
78 MILLION: Total number of boomers
32 PERCENT of boomers say they never intend to stop working for pay
64: Age at which the average boomer plans to retire from his present career
57 PERCENT of all vacation/second homes are owned by boomers
40 PERCENT of those who own vacation or second homes plan eventually to make them their permanent residence

While it can’t be proven, Real Estate Agents said boomers made up a large portion of the buyers from the 746 homes sold by Realtors in September.  And the numbers on home sales have increased tremendously since January, which was only 338.  According to U.S. Census data, 17 percent of the people moving out of their home state in 2005 came to Florida.  And since they don’t plan to stop working, they will certainly bring their qualifications and willingness to improve our economy here in Southwest Florida.  Cheers for Baby Boomers!

14,000 sqft Academic Center Under Construction in Cape Coral

Even on difficult times it’s interesting to see how many people are still investing in this wonderful area that we live.  Let’s appreciate all of this development as a sign the grim times will end soon and will be back to normalcy.  A new Academic Center is being built for Community Education Partners which provides schooling for students in grades six through 12.  Ringland Construction Inc. of Cape Coral and  Christopher J. Lee Architects will build it.

Christopher J. Lee Architects is also working in the construction of new three-building 75,000-square-foot Village Shoppes at HealthPark Commercial Center at Summerlin and Bass roads in Fort Myers. The tenant list includes Office Depot, Majestic Nail Salon, Panera Bread, Starbucks, Five Guys Burgers & Fries, Bajio Mexican Grill, Rudino’s Restaurant and the Tan Turtle Tavern. The center is expected to open early in 2009.

Real Estate Sales highest in state in Southwest Florida

According to statistics from FAR – Florida Association of Realtors, sales in Fort Myers/Cape Coral area have increased by 128% in a comparison from September of 2007 to September of 2008.  The sales increase in our area is the highest in the state, and certainly shows the dedication of so many realtors and people in the area.

Denny Grimes: September pending sales set record – a light at end of tunnel

An age-old philosophical question asks, “If a tree falls in a forest, and there is no one around to hear it, does it make a sound?” A more recent philosophical question might be, “If there is good news in the real estate market, and everyone is focused on the Wall Street carnage, is it still good news?”

It would take an entire forest of fallen trees to produce the paper necessary to print all the negative happenings that our residential real estate market has seen over the past couple of years. In spite of the negatives, Lee County’s existing home market has steadily improved each quarter this year, and the third quarter is no exception.

Our third-quarter pending sales were 41 percent higher than they were in 2006 and 140 percent higher than last year. I should point out that pending home sales are not closed sales, but using a normal attrition rate, our market is consistently gaining momentum. If this year finishes as projected, it will become the third best year on record for the number of homes sold. That’s worth shouting about, even if no one is listening.

A stellar third quarter is good news, but the most amazing statistic is how strong last month was. Historically, September is the slowest month of the year. In fact you can always count on two things during this month. The first is a decrease in sales and sales traffic, and the second is the Tampa Bay Buccaneers blowing their chance at a 16-0 season.

The Bucs lost their first game, so they didn’t break tradition, but the sales numbers did. Last month’s pending sales were almost 200 percent above 2007 and 13 percent above the record setting year of 2005. After accounting for the pending sales that will fail to close, it’s still safe to say that last month’s sales were equal to those of 2005. Continued….
